Sim Lian’s Aurelle of Tampines EC 90% sold at an average price of $1,766 psf
On Mar 8, developer Sim Lian Group sold 682 units (90%) of its 760-unit executive condominium (EC), Aurelle of Tampines, located at Tampines Street 62. The units sold achieved an average price of $1,766 psf.
According to Sim Lian Group, all the four- and five-bedroom units have been taken up. About 84% of the three-bedroom units have also been sold.
Sim Lian’s Aurelle of Tampines to set new price benchmark for executive condos
Executive condo (EC) Aurelle of Tampines drew over 9,000 visitors to the sales gallery over the four days from Feb 22 to 25, says Sim Lian Group executive director Kuik Sing Beng.
Scheduled for launch on March 8, indicative prices at Aurelle of Tampines start from $1.417 million ($1,687 psf) for a three-bedroom unit from 840 sq ft; $1.689 million ($1,651 psf) for a four-bedroom from 1,023 sq ft; and $2.258 million ($1,665 psf) for a five-bedroom of 1,356 sq ft.
More EC units resold for profit of at least $1 million in 2024
The number of executive condominium (EC) units resold for at least $1 million in gross profit more than doubled to 38 in 2024, from 15 in 2023, according to PLB Research data.
The research arm of real estate firm PropertyLimBrothers noted that there were just six such deals in 2022 and fewer than five annually in previous years.
Are ECs still a good buy?
Retiree Mr Chong provided some support for his three sons when they were setting up their homes. His eldest son purchased a private condo, while his two younger sons purchased executive condos (ECs). “If you’re buying an EC at a new launch, it’s a no-brainer,” he says. “Even if you buy shortly after the five-year MOP [minimum occupation period], it’s still a good entry price.”
